The rates excludes special events, holidays and mid season periods.
In addition to the rent there are processing & administrative fees
which are $ 150.00 (per booking).
A 5% service charge will be added to the rental rates.
A 50% payment of the total rental amount is required at time of booking.The balance must be paid 30 days prior to the arrival date.

RENTAL POLICY
After finding a property that best fits your needs, we will fax/email a contract to you that you must sign and send back to us in order to complete the reservation process.

DEPOSIT POLICY
All our properties require a security deposit which is paid at the time you make the reservation and is fully refundable within 5 business days of your departure assuming the property or its contents has not been damaged. Studios: $600 | Apartments: $800 | Lofts: $1,500 | Houses/Villas: $1,500.

REFUND POLICY
The latest a cancellation can be made without forfeiting the entire reservation deposit is 30 days prior to arrival date. A $500 administrative fee will be charged on our house/villa rentals if the cancellation occurs before this 30 day period. A $150 administrative fee will be charged on our apartment/condo rentals if the cancellation occurs before this 30 day period.

OTHER POLICIES
You are responsible for the property at all times during your visit. It is your responsibility to make sure all doors and windows are secure and locked before leaving the unit, even if it is for just a quick stroll down the street. These few extra steps will ensure the security of your belongings.
Exceeding the maximum amount of people allowed by the agreement may result in an eviction at the property managers own discretion.
